    EACH LISTING CONTRACT IS NEGOTIABLE AND TAILOR-MADE FOR YOUR SPECIFIC NEEDS. HERE’S A COMPREHENSIVE LIST OF SERVICES AVAILABLE:

  • Multiple Listing Service (MLS). I will enter your home’s detailed information into the MLS, giving you exposure to thousands of REALTORS® in most Colorado counties.
  • Open House. I will hold open houses at your property to gain more exposure for your home. Open houses will be marketed online and in local newspapers.
  • Professional Measurements. I will hire a licensed appraiser to professionally measure your home. The floor plan will be used for marketing and will be available to buyers and REALTORS®.
  • Professional Photographer. I will hire a professional photographer who specializes in real estate photography.
  • Virtual Tour/Aerial Photography. I will supply a virtual tour and aerial photography to enhance your listing on the MLS, Realtor.com, coloproperty.com, zillow.com, trulia.com and numerous other web portals.
  • Just Listed Postcards. I will mail Just Listed postcards targeting my network and your neighbors.
  • Homes & Land Magazine. I will place a full-color ad in the award-winning Homes & Land Magazine of Northern Colorado. Your home will also be seen on www.homesandlands.com and over 45 other major websites.
  • Staging. I will hire a professional stager and interior designer as needed to help with de-cluttering and brightening of your home.
  • Comparative Market Analysis (CMA). I will prepare a CMA including information on recently sold, active, and withdrawn listings.
  • Statistics. I will provide a statistical overview of the market to help with your pricing decisions.
  • Pricing. I will assist you with pricing your home based on the CMA and statistical information. This will help you select the price that best fits your situation and time frame.
  • Increased Availability. NoCo Realty is available to schedule showings and obtain showing feedback through Showing Time–the most advanced and secure 24/7/365 scheduling service available. Showing Time provides seamless integration of personal service and user-friendly technology to benefit our clients.
  • Pre-Title Commitment. I will order a pre-title commitment to reduce your risk of any title problems at closing.
  • Yard Sign. I will place a professional 4-color yard sign on your property with brochure box and ensure that it is filled at all times.
  • Color Brochures. I will hire a graphic designer to create a professional custom color brochure containing important information about your property.
  • Newspaper Marketing. I will advertise your home as a New Listing in the local paper. Each open house will also be advertised.
  • E-Postcard & Online Presence. My focus is to market and expose your home to as many potential buyers as possible.
  • Internet Advertising. Your home will be actively marketed on several nationally recognized web portals, including zillow.com, trulia.com, coloproperties.com, redfin.com and more.
  • Realtor.com. The most comprehensive and trusted database amongst competing national sites, I will provide an “Enhanced Listing” with maximum photos and customized page.
  • Counter Display. I will prepare a Home Book containing information that Buyers want to know: survey, school information, utilities, homeowners association, pre-inspection information, contract-writing assistance, etc.
  • Home Warranty. I will purchase a home warranty protection plan for your home’s mechanical systems and appliances, transferred to Buyer at Closing.
  • Buyer/Realtor Survey. I will survey brokers and buyers who have seen your home, document their feedback on price, condition, and level of interest to identify trends that will help with listing strategy.
  • Weekly Contact. I will personally connect with you weekly to provide updates on the marketing of your home and answer any questions you may have.
  • Proven Systems. I will implement tried and true marketing systems to get your property sold. All cost and time associated with the marketing of your home is covered by me, your real estate professional. Remember, I don’t get paid until your home sells—I have a vested interest in a successful outcome!
